Another 26% of actions taken have been modifications with principal forbearance. Modifications with extend-term only accounted for 67% of all loan modifications during the month.The FHFA also measured the GSE’s mortgage performance, finding that the serious delinquency rate remained unchanged at 0.65% between October and September. Third-party and foreclosure sales increased 5 percent from 3,021 in September to 3,174 in October while foreclosure starts decreased from 10,975  to 9,678 month-over-month.Additionally, total refinance volume increased in October 2019 as mortgage rates fell inprevious months to lows last observed in 2015. Mortgage rates increased in October: the average interest rate on a 30-year fixed rate mortgage rose to 3.69 percent from 3.61 percent in September.The percentage of cashout refinances decreased to 38% mortgage rates fell in previous months, and the FHFA notes that this is creating “more opportunities for noncashout borrowers to refinance at lower rates and lower their monthly payments.”According to Black Knight, there are now 2.05M loans in some stage of delinquency, including active foreclosures down 236K from the same time last year and the lowest year-end volume since the turn of the century. The strongest declines were primarily in the east and southern portions of the country and in areas heavily impacted by the 2017 and 2018 hurricane seasons.Nationally, foreclosure rates fell 1.57%, and delinquencies declined by over 12%. What will the 2020 election mean for cannabis banking?

While 33 states (as well as the District of Columbia and Puerto Rico) have currently legalized marijuana to some extent, marijuana remains a Schedule I controlled substance and is therefore federally illegal. In states and territories with legal marijuana programs an increasing number of credit unions have made the decision to offer much-needed banking services to marijuana businesses based on guidance provided by state departments of banking and FinCEN in its 2014 guidance “BSA Expectations Regarding Marijuana-Related Businesses”. Currently the federal government, specifically FinCEN and the Department of Justice, have adopted a hand-off approach to enforcing federal marijuana laws in states with legal marijuana programs if businesses can demonstrate that they are not breaking certain law enforcement priorities like selling drugs illegally to minors.But we’re in an election year, and that means that everything can change. So, as a credit union – regardless of whether you currently bank cannabis – you need to be aware that marijuana is on the ballot. Here’s what you need to keep an eye out for on the federal and state level.The Democratic and Republican parties take very different public stances on the issue of marijuana legalization, so the outcome of the election might result in a continuation of the status quo or, on the opposite end of the spectrum, the federal legalization of marijuana. So, what are their positions?The 2020 Democratic Party platform advocates for the decriminalization of marijuana and its rescheduling (removing it from the controlled substances list) at the federal level through executive action. The Democratic Party’s presidential candidate, former Vice President Joe Biden, has expressed support for the former in campaign materials but has not publicly advocated for the legalization of marijuana at the federal level. Biden’s running mate, California Senator Kamala Harris, has explicitly endorsed the decriminalization of marijuana and during the vice presidential debate on October 9th said, “we will decriminalize marijuana and we will expunge the records of those who have been convicted of marijuana.” This effort would presumably follow the blueprint laid out in legislation she sponsored known as The Marijuana Opportunity Reinvestment and Expungement (MORE) Act (S 2227). Stopping short of legalizing marijuana federally, the MORE Act would among other things impose a tax on cannabis, provide cannabis businesses with access to Small Business Administration loans, and provide for the expungement of marijuana-related crimes. On the other side of the aisle, this year the Republican Party made the decision to readopt their 2016 platform, a document that doesn’t directly advocate for or against decriminalizing or rescheduling marijuana. It acknowledges the disconnect between state and federal law but stops short of making any clear policy recommendations. For his part President Trump has yet to directly address the issue during this campaign, and his few public comments over the past four years haven’t revealed much more. In May of 2017 Trump wrote in response to the signing of the Consolidated Appropriations Act (HR 244), that it “provides that the Department of Justice may not use any funds to prevent implementation of medical marijuana laws by various States and territories. I will treat this provision consistently with my constitutional responsibility to take care that the laws be faithfully executed.”However, while President Trump has largely avoided the issue, based on some of his public comments the cannabis industry does not count his Vice President as an ally. For example, when asked to respond to cannabis banking protections included in a proposed coronavirus stimulus package, Mike Pence remarked critically in an interview, “In the House of Representatives, I heard the other day that the bill that they passed actually mentions marijuana more than it mentions jobs.” He did not follow this up by recommending the federal government take a hard line against state marijuana programs, but he has not expressed support for decriminalization or rescheduling either. The position of the Republican Party is far more opaque than that of the Democrats.At the same time as they are voting for president, in five states voters will also be presented with ballot initiatives seeking various degrees of marijuana legalization. In three states that currently have medical marijuana programs (Arizona, New Jersey, and Montana) the question is whether to expand access to all adults. Two of these states (Mississippi and South Dakota) currently have no marijuana programs, so if both passed this would increase the number of states that have legalized marijuana to 35. Interestingly, South Dakota voters are being simultaneously presented with the opportunity to adopt a medical-only program or legalize marijuana for both medical and adult use (usually it’s one or the other)If there is a change in administration it is possible that marijuana may be legalized federally, and even if that is not the case it’s possible that two more states may do so independently through ballot measures. Regardless of whether or not you currently bank cannabis, you need to be aware that big changes may be coming down the pike and you may well need to reassess the risk associated with cannabis banking and adjust the parameters of your program in response. If you’re not banking cannabis, you should start putting together a plan today for how you would handle the legalization of marijuana, and the sooner you do that the sooner you’ll be able to take advantage of the opportunity that presents. What happens on November 3rd remains to be seen, but regardless of where you sit on the political spectrum the outcome of this election could profoundly affect the status of marijuana in the United States and that will in turn have a direct effect on your credit union.last_img read more

first_imgWEEK 11 NON-PPR RANKINGS:Quarterback | Running back | Wide receiver | Tight end | D/ST | KickerIn a week where defense streams are light, you might not have a ton of options there, but if you’re taking our bust advice, it’s pretty simple: Avoid D/STs against talented offenses if you can. It sounds simple, but it’s also easy to get cute, and if you’re trying to get into the fantasy playoffs, getting cute might not be the way to go.We were spot on with Johnson a week ago, so hopefully we can continue being the DJ whisperers. We also nailed Kalen Ballage, who’s increased workload didn’t lead to more production. Jared Goff’s struggles continued, too, as did JuJu Smith-Schuster’s.Mark Andrews didn’t bust, though. He actually caught two first-half touchdowns. Kirk Cousins and Dak Prescott also dueled pretty well on Sunday Night Football, leading to them pushing each other to decent outings, especially Prescott.A not-so-gentle reminder before we get into it: Bust does not equal sit. Le’Veon Bell probably deserves to start for most fantasy teams. He also didn’t play well against the Giants when he was on the field. The biggest threat to Bell’s week seems like it’s Bell and not the Redskins.Derrius Guice, Redskins vs. Jets (Vinnie Iyer). He’s set to return from his latest knee injury, but the Jets are tougher against the run than you think (see the Giants game). Plus, there’s no guarantee he’ll take significant touches away from Adrian Peterson.Kenyan Drake/David Johnson, Cardinals @ 49ers (Matt Lutovsky). Drake ran wild against the 49ers in his Cardinals debut in Week 9, but with Johnson now active (not healthy, mind you…just active), Drake will lose playing time. Even if he gets 15-plus touches again, this still isn’t a favorable matchup, and you can’t simply expect a repeat performance, especially with this game in San Francisco. Johnson can’t be trusted until we see him get regular snaps and actually look even 80 percent healthy.WEEK 11 DFS LINEUPS:Y! cash | Y! GPP | DK cash | DK GPP | FD cash | FD GPPWeek 11 Fantasy Football Busts: QuarterbacksCarson Wentz, Eagles vs. Patriots (Heyen). Lamar Jackson is in a different stratosphere than Wentz at this point, so the fact that Jackson had a good game against New England doesn’t mean Wentz will. Look elsewhere at QB for Week 11.Jared Goff, Rams vs. Bears (Iyer). You cannot trust him at all anymore with no Brandin Cooks (concussion) and a disappearing Cooper Kupp.Kirk Cousins, Vikings vs. Broncos (Lutovsky). Cousins managed multiple touchdowns last week against the Cowboys, but with 220 yards – mostly on dump-offs to Dalvin Cook – he clearly doesn’t have a ton of upside in tough matchups, especially without Adam Thielen (hamstring) ailing. Denver allows the third-fewest fantasy points per game (FPPG) to QBs, so expect Minnesota to once again attack on the ground.Week 11 Fantasy Football Busts: Wide receiversChristian Kirk, Cardinals @ 49ers (Heyen). It’s tough to sit someone who just caught three touchdowns, especially if they were on your bench and you missed out. But you shouldn’t rely on Kirk against Richard Sherman and the  49ers’ dominant defense. (Update: Jeffery has been ruled “out”.)Kenny Golladay, Lions vs. Cowboys (Lutovsky). Golladay salvaged his Week 10 with a 47-yard TD catch. Aside from that play, he caught two-of-eight targets for 10 yards. Obviously, Golladay has the talent to make at least one big play per game, which is why it’s so tough to sit him in any matchup, but with Jeff Driskel under center and a top-end Dallas pass defense on the other side, Golladay is a major boom-or-bust play this week.MORE WEEK 11:Waiver wire | FAAB planner | Trade values | Snap counts | Fantasy playoff SOSWeek 11 Fantasy Football Busts: Tight endsZach Ertz, Eagles vs. Patriots (Heyen). Double down on avoiding the Eagles’ passing attack against the Patriots. Even if Ertz has a decent reception day, he probably won’t find the end zone.Kyle Rudolph, Vikings vs. Broncos (Iyer). He cools off mainly because they don’t need much of the big-time passing game to smash Denver.Darren Fells, Texans @ Ravens (Lutovsky). Fells has been one of the best TD-producing tight ends this year, but he had just one catch for one yard in his last game, and two weeks before that he had just two targets. Against Baltimore, who’s allowing just 5.7 standard FPPG to TEs, Fells is even more TD-or-bust than usual. MORE WEEK 11 DFS: Values | Stacks | Lineup Builder Sometimes, a season-long bust narrative fits just fine into an individual week. That’s the case with David Johnson in Week 11. Fantasy owners are probably already thinking of sitting Johnson, and against San Francisco, he’s tougher to start than usual. He’s not the only Arizona RB to make it on this list, either. We’ll also caution you to avoid the hype on a running back returning from injury this week, Derrius Guice.You can tell the 49ers and Patriots are two of the strongest defenses in the league because we’re very much against their opponent this week. We don’t like Carson Wentz or Zach Ertz against New England, and we’re against Kenyan Drake, Johnson and Christian Kirk against San Francisco. Denver is also a tough passing matchup, hence the placement of Kirk Cousins on this list. Week 11 Fantasy Busts: DefensesNew Orleans Saints @ Buccaneers (Heyen). With Marshon Lattimore hurting, this is a bet that the points put up by Tampa Bay outweigh any sacks or turnovers Jameis Winston allows.Carolina Panthers vs. Falcons (Iyer). There could be more big plays at home, but the run defense is a concern to try to get those especially with Atlanta capable of playing clean and prolific offense in this matchup.Chicago Bears @ Rams (Lutovsky). This isn’t as much of a pro-Rams pick (though they should be better at home) than it is an anti-Chicago pick. Over the past five games, Chicago has eight sacks, four takeaways, and is allowing 22 ppg. Even with Jared Goff struggling, Chicago has minimal upside.last_img read more

Broward Mayor Wants County to Reopen Monday

first_imgBroward County Commissioners are meeting to draft a Phase I plan to get some businesses back open by Monday. Governor Desantis allowed the other counties to begin reopening last week. Miami-Dade, Broward and Palm Beach Counties have had the highest number of cases and deaths due to coronavirus in the state.Broward County leaders spent Monday afternoon discussing a possible plan to reopen the area by May 18th, coinciding with neighboring Miami-Dade County’s planned reopening.According to Broward County Mayor Dale Holness says, “The sentiment is that, whether or not Miami goes on the 18th, we will go on the 18th.” Holness said the specific rules for the different industries are still being ironed out and will be released soon. “We’re looking at beauty salons, hair salons, nail salons, restaurants opening on the 18th.” Businesses that don’t comply with the guidelines will be shutdown according to commissioners.Retail businesses will be allowed to open at 25 percent capacity. Officials also green-lighted a drive-in movie theater.Holness added, social distancing mask requirements will still be in place.Holness said many local mayors want to allow more than the 25 percent capacity designated by Florida Gov. Ron DeSantis.“A large number of them wanted 50 percent or more because the restaurants are telling us that they are not going to be able to be profitable at less than 50 percent,” said Holness.Though, he said the governor would have to agree to this change.Beaches in Broward are still off limits for now. Same with housing development gyms, which did not get 75 percent of the municipal mayors’ approval.Broward County is also launching an antibody testing program with Nova Southeastern University.There will be an 11 am virtual workshop on Tuesday to discuss Broward’s reopening.Palm Beach took the first steps to reopening yesterday.last_img read more

Too little, too late

first_imgAubrey BruceThis is my take on the Steelers 2012 season, enjoy or hate, you digggg…Week one: Denver 31, Pittsburgh 19. Even though the Steelers had the ball ten more minutes than the Broncos, “new” QB Peyton Manning passed for more yards (253) than Ben Roethlisberger (245). Manning also threw his 400th TD pass. At the time Manning said, “It’s just one game. I try to keep it in perspective.” Well now it is really in perspective because the Manning-led Broncos are the No.1 seed in the AFC. Broncos cornerback Tracy Porter, returned a Roethlisberger pass 43 yards with less than 3 minutes to go leaving the Broncos with a six-point lead that capped the victory for the Broncos. Roethlisberger said, “I should’ve called timeout. I hate to burn timeouts. I should’ve. I already told my teammates and coaches that it’s my fault. It’s on me. It’s disappointing. I hate to let my team down, my coaches, the fans. That loss is squarely on my shoulders. I’ll take that and get better and learn from it.” Pay attention, you will hear this again. Week two: The Steelers returned to the “friendly” confines of Heinz Field to meet, greet and beat the confused, confounded and grounded NY Jets 27-10. “Big” Ben and the Black and Gold were starting to feel their oats. After that game, wide receiver Mike “need-a-bit of stickum” Wallace had this to say about his “elite” quarterback: “Ben is one of the top in the game; I’ll ride with him against anybody.” Okay Mike, by the way, will you be singing the same Roethlisberger “psalms” next year when you are wearing a different colored jersey? Week three: Took the men of steel to the “Black Hole” to play the Oakland Raiders and contrary to popular belief the “Silver and Black” found an old Al Davis talisman and sent the Steelers back to Pittsburgh licking the wounds of a 34-31 loss. Safety Ryan Clark had this to say after the loss: “They outplayed us defensively. Their defense made the stops when they needed to, and we didn’t. It wasn’t from a lack of trying. Maybe it was trying too hard.” La, la, la, la, la, la, la, la, la means I love you….  Week four: It was a bye week for Pittsburgh but they were not really off. They spent their leisure time online searching for an adequate supply of “kick a-s.” However it appears that all the wholesalers may have been fresh out.Week five: Pittsburgh offered up a weak performance returning home to barely escape the Philadelphia Eagles and their turnover plagued one hundred million dollar quarterback Michael Vick, 16-14. After the game, Mike Tomlin had this glowing assessment of his defense: “We had the ball last such is life.” Roethlisberger added, “I always have confidence in myself and the guys that we can do it.” I can dig it; can you dig it, boys and girls?  Week six: Was a short week because on the following Thursday Pittsburgh traveled to Tennessee to meet the much ridiculed and snickered at Tennessee Titans and their on again, off again All Pro running back Chris Johnson. Pittsburgh left Tennessee just as they left the “Black Hole” in Oakland, “Cali” nursing the wounds of a 26-23 defeat. This was their third straight road loss leading Tomlin to offer this assessment: “We’re not doing enough things to finish games in hostile environments.  That’s just the reality right now. Hopefully, it’s just right now. We didn’t do the job tonight. We defeated ourselves in some areas.”  Week seven: The Steelers rolled into Paul Brown Stadium to face the now ever dangerous Cincy Bengals. Pittsburgh prevailed by the score of 24-17. This was their first road victory of the season prompting Ryan Clark to say, “It puts us right there in the hunt.” The hunt for what Ryan? “Red October.”  Week eight: The Steelers visited the nearest beekeeper to borrow uniforms as they humbled rookie phenom Robert Griffin III and the Redskins 27-12. Hope springs eternal.Week nine:  The Steelers traveled to the Hurricane “Sandy” ravaged shore of New Jersey to face the listless New York Giants and won 24-20, gee were any of you surprised, boys and girls? Steelers running back Issac Redman said this: “This shows we have a lot of heart. When you play for the Steelers, it’s all about heart.” Yep, uh-huh.Week 10: Monday night football at Heinz Field. Hurricane Charles and Cassell swept through Pittsburgh disguised as the KC Chiefs as Romeo Crennell’s boys lost by the paltry score of 16-13 in overtime. This game was a serious omen. The handwriting was on the wall and the worst was yet to come.Week 11: The B-more Ravens flew into Heinz and beat the “scrambling” sub QB Byron Leftwich 13-10, nuff said.Week 12: X-mas came early in Cleveland. The Steelers handed the Browns eight “gifts” and a 20-14 win.Week 13: The Steelers went dawn to M&T Bank in Baltimore and returned the favor beating the Ravens and crying tears of joy. Tears of sorrow were on the way.Week 14: The much maligned San Diego Chargers rolled into Pittsburgh and beat the Black and Gold 34-24 leaving behind “Rivers” of tears.Week 15: The Steelers traveled to the Lone Star state and lost to the Cowboys by the score of 27-24. There was a pick involved.Week 16: The Bengals came to Heinz Field and won the AFC “wild card” championship. There was also a pick involved. “We should be (in the playoffs) if it wasn’t for me,” Roethlisberger said after throwing his second game-deciding interception in eight days. More tears followed.Week 17: The Steelers barely beat the Browns 24-10 in a meaningless contest as Cleveland’s third string practice squad quarterback Thaddeus Lewis passed for more yards than Pittsburgh’s “elite” QB. The first event in Los Angeles was of particular success to Backupify, which provides backup for your online social network data, including Facebook, Twitter, Delicious, WordPress, Gmail, Basecamp and many other services. Following the event, the company raised a Series A round of $900,000 from Calacanis, Chris Sacca, First Round Capital and a few others.Earlier this week, CEO Rob May posted his take on the process of raising funding from VCs, which he likens to dating. According to May, pitching to VCs is not about forcing your idea down their throat and convincing them why they should invest in it; if a startup and a VC are meant to be, it will be more like love at first sight.“They either like you and your idea, or they don’t. It’s like dating because your goal in dating is not to convince someone who is a bad match for you that somehow you are really a good match. That’s a recipe for divorce,” says May. “It’s really about finding the person that is naturally a good match. Same way with investors.” One thing that May did much differently than other entrepreneurs seeking funding is that he approached investors without a business plan. While he doesn’t recommend this as a solution for every startup, he does find that in his case, not having a business plan did not really hinder his efforts.“I sat in front of VCs who thought I was crazy for not having a business plan. I was asked ‘how can you run your business if you don’t have a written plan?’,” says May. “I also sat in front of VCs who said ‘glad you didn’t waste time writing a plan, because we wouldn’t read it anyway.’ It’s really more of an art, not a science.”Another less standard practice May chose to include in his presentation at the Open Angel Forum was not a special slide on his pitch deck or a certain phrase; May drank a beer while presenting. Again, he doesn’t suggest this is a solution for everyone, but he uses it as an example of how to relax and “be yourself” when pitching to VCs. They are very experienced at talking to startups and any good VC knows how to spot when you are full of hot air, and they will call you on it.“It’s never easy, not even when you have a good idea. That’s the point. That’s why so few people ever do it,” says May. “If you want to learn to raise money, the best thing to do is go try to raise money.”Photo by Flickr user apol3. Federer is the first repeat winner in 20 men’s tournaments this year.“Kind of fitting,” Isner said.Federer first played in the Miami tournament as a wild card 20 years ago.
